How to Sell Your Eastside Home for More: A 60-Day Preparation Plan

May 8, 2026 · 6 min read · Sapna Mongia

The difference between a good sale and a great one is usually decided 60 days before the listing goes live. Here is the plan.

Days 60–45: Assess and price honestly

Start with a walkthrough and a data-backed opinion of value based on closed comparables within the last 90 days, not automated estimates. Identify the three improvements that will return the most and ignore the rest.

Days 45–30: Repairs, paint, and light

  • Neutral interior paint and refreshed trim
  • Updated lighting and consistent bulb temperature throughout
  • Deferred maintenance handled before the buyer's inspector finds it
  • Landscaping, pressure washing, and front-door presentation

Days 30–15: Staging and media

Professional staging tuned to the likely buyer, followed by architectural photography, twilight exteriors, video walkthrough, floor plan, and drone where the setting supports it. On the Eastside, listing media is the first showing for most buyers.

Days 15–0: Launch strategy

Coming-soon exposure builds a waiting list before day one. A Thursday go-live with weekend open houses concentrates traffic, and a stated offer-review date creates a decision point for serious buyers.

After offers arrive

Price is only one term. Financing strength, appraisal-gap coverage, inspection posture, earnest money, and closing flexibility often decide which offer actually closes. Reviewing them side by side with an experienced listing agent protects the outcome.
